Mortgage Rates Are Rising: What Polk County Buyers Should Do

Mortgage Rates Are Rising: What Polk County Buyers Should Do

Mortgage rates just hit their highest level in nearly three years, and that changes the math for Polk County new-construction buyers. The average 30-year fixed rate reached 7.28 percent in the week ending October 1, 2026, after six consecutive weekly increases, according to Freddie Mac's Primary Mortgage Market Survey. For buyers of a new DR Horton home, the practical question is how to respond: builder incentives, rate buydowns, and the right financing structure can offset much of that increase. Here is what the current rate environment means and the steps to take before you sign.

What is happening with mortgage rates right now

The average 30-year fixed mortgage rate reached 7.28 percent in the week ending October 1, 2026, the highest level since November 2023, according to Freddie Mac's Primary Mortgage Market Survey. That followed six consecutive weekly increases, and it sits roughly a full percentage point above the 6.34 percent average from the same week a year earlier. Other rate trackers, including Bankrate and Mortgage News Daily, have reported similar or slightly higher levels. The direction matters as much as the number: rates have been climbing rather than holding steady, which is exactly why locking a rate matters for buyers planning a build that takes months.

What rising rates mean for Polk County buyers

A higher rate raises the monthly payment on any given price, so buyers are adjusting their price range or leaning harder on incentives. The Polk County market is giving them room to do that. Redfin data put the county's median sale price near $315,000 over the three months ending May 2026, down about one percent from a year earlier, and the county recorded roughly 1,259 closed sales in June 2026. Inventory has been building, with about 4.7 months of supply in June 2026, and homes are spending more time on the market, with a median of 78 days in July 2026. More inventory, softer prices, and longer marketing times add up to a market where prepared buyers have real negotiating room, especially with a builder that is actively using incentives to keep homes moving.

How DR Horton incentives can offset higher rates

DR Horton runs its financing incentives through its preferred lender, DHI Mortgage, and those incentives are the main lever for new-construction buyers right now. Recent promotions have included special mortgage rates on select inventory homes, in some cases in the 4 to 5 percent range, well below the prevailing market rate, plus closing-cost credits that have run as high as $20,000 at some communities, with the largest credits tied to financing and closing through DHI Mortgage. Offers vary by community, phase, and season, and DR Horton can change or end them without notice, so the exact numbers matter less than the pattern: the builder is using its own financing arm to buy down the cost of borrowing, and buyers who finance through DHI Mortgage usually capture the deepest discounts.

The trade-off is worth understanding before you commit. An outside lender may offer a slightly better rate or lower fees, but using DHI Mortgage unlocks the builder's incentive package, and the combined savings often beat an outside quote. The way to compare is to get both sets of numbers on paper, side by side, before you sign. DR Horton's Main Street Stars program can also add closing-cost or flex-cash assistance for veterans, healthcare professionals, educators, first responders, and other qualifying buyers, which stacks on top of the financing incentives.

Five practical steps for buyers right now

Here is what to do in a rising-rate market, in order. First, get pre-approved and compare lenders on paper: ask DHI Mortgage and one outside lender for a full cost comparison covering rate, points, fees, and the incentive package each supports, because the lowest rate is not always the lowest total cost. Second, ask about a rate lock early: new construction typically takes five to seven months from contract to closing, so ask how long your lock lasts, whether it can be extended, and what an extension costs. Third, look at quick move-in homes: spec and quick move-in homes already under construction can close in roughly 90 days, which shortens the window between your rate lock and closing, and they often carry the builder's strongest incentives.

Fourth, understand buydowns: a builder-paid rate buydown lowers your payment for the first years of the loan, which can bridge the gap until you refinance, so ask exactly how many points are being paid and what your payment looks like in years one through three versus after. Fifth, run the total monthly cost rather than just the rate: property taxes, homeowners insurance, HOA fees, and flood insurance if the lot requires it all move with the market. A specialist can build the full monthly picture for the exact community and floor plan you are considering.

Where this data comes from

The rate figures in this guide come from Freddie Mac's Primary Mortgage Market Survey, the widely cited weekly measure of average 30-year fixed mortgage rates. Polk County market figures come from Redfin's Polk County housing market data and the Lakeland and Polk County market update. DR Horton incentive details come from the builder's published promotions and sales materials; because offers change by community and season, confirm current terms with your local DR Horton sales team and your specialist before you sign.
