Polk County New Construction Market Update: Late 2026

The Polk County new-construction market looks noticeably different in late 2026 than it did a year ago, and for buyers that is mostly good news. Prices have eased, inventory has built up, and builders like DR Horton are leaning harder on incentives to keep homes moving through the final quarter. Here is what the latest data shows, what it means for buyers of new DR Horton homes, and where the builder is putting new homes in the county right now.

What the latest Polk County data shows

Market reports updated in mid-October 2026 put Polk County's median home price near $311,500, down about 2.3 percent from a year earlier. Inventory has grown to roughly 4.2 months of supply, with about 5,800 homes listed for sale and just under 1,000 under contract, and homes are taking longer to sell, with typical marketing times running around 58 to 80 days depending on the tracker you use. New-home construction is cooling too: Polk County issued about 3,200 residential permits in the first half of 2026, down roughly 18 percent from the same period a year earlier, after several years of near-record building.

Where mortgage rates stand right now

The average 30-year fixed mortgage rate was 7.40 percent in the week ending October 15, 2026, then eased to 7.32 percent the following week, according to Freddie Mac's Primary Mortgage Market Survey. A year earlier the average sat near 6.19 percent. Rates remain close to their highest levels in about three years, which makes a builder's financing incentives more valuable than ever for new-construction buyers, because offers run through DR Horton's preferred lender, DHI Mortgage, and can buy down the rate and cut closing costs.

What the numbers mean for new-construction buyers

A softer market gives prepared buyers real leverage. More inventory means more choice across communities, longer marketing times mean builders are motivated to move homes, and DR Horton's seasonal incentive packages, including rate buydowns and closing-cost credits tied to a December 31 closing, are among the strongest levers a Polk County buyer has this quarter. Quick move-in homes already under construction are the fastest way to capture those offers before the year ends, while a build-to-order home signed today will not close until well into 2027.

Where DR Horton is building in Polk County right now

DR Horton's active Polk County communities include Villamar in Winter Haven, Poinciana Enclave in Poinciana, Brentwood townhomes in Davenport, and Crosswinds, Crosswinds Townhomes, and Hamilton Bluff in Haines City. The builder is also expanding along the US 27 corridor, with plans on file for a new Ascend-branded community plus fee-simple townhomes in Citrus Ridge near Haines City, and for a second Palms active-adult community in Davenport for 55-plus buyers.

Pricing and availability at any community shift with each new phase, so treat what you see listed today as a starting point and confirm the current terms with the local sales team before you plan around a specific number.

Assistance that can lower your cost in 2026

Florida's 2026 legislative session added $50 million to the Hometown Heroes program, which can provide up to $35,000 in assistance for eligible essential workers buying a first home, plus $165.7 million for SHIP down-payment and closing-cost assistance. It also put $405 million toward My Safe Florida Home storm-hardening grants. Separately, a new state law requires real-estate listing websites to show an estimated annual property-tax figure, so buyers can see the true carrying cost of a home before making an offer. On November 3, 2026, Florida voters will also consider a proposed increase to the homestead exemption; if approved, it would apply to owners who establish homestead by the end of this year, though the measure is not yet law.

What to do next

Start with a pre-approval so you know your number, then ask for the current incentive sheets at the communities you like and compare financing through DHI Mortgage against an outside lender on paper. Tour quick move-in inventory if you want to close before the end of the year, and work with a specialist who handles DR Horton daily to confirm what applies to the exact community and phase you choose.

Where this data comes from

The median price, inventory, and days-on-market figures come from market reports updated in October 2026, including Momentum Realty's Polk County housing market report, with permit data from the Census Bureau via the Federal Reserve's FRED database. Mortgage-rate figures come from Freddie Mac's Primary Mortgage Market Survey. Community and expansion details come from DR Horton's published community pages and public reporting on new development in Polk County. Figures shift month to month, so confirm current numbers with a local specialist before you rely on them.
